If we decide to work together, it’s time to dive in! I’ll get to know your must-haves and your budget, then start scouring the market for homes that fit. From there, I’ll help you coordinate viewings.

Due Diligence
If your bid is accepted, you’ll want to get an inspection. If you’re buying a condo, I’ll help you obtain a status certificate (containing details about the financial health of your condo corporation) and have your lawyer review it.

Get an Appraisal
Your lender will require an appraisal of the home. If there’s a financing condition in your offer, the appraisal should occur before it expires (a period that usually lasts up to five days). If any issues arise, I can help with next steps.

Wrapping Up
Leading up to closing, there are some logistics that need to be tackled. To name just a few, you’ll need to get home insurance, set up your utilities, and schedule movers.

Closing Time
As part of the closing process, you’ll provide your balance deposit as a bank draft. You’ll sign all the paperwork, and your lawyer will go through it with you. I’ll be just a call away if you need me!
